The Scape Franklin site, with 940 student apartments over 41 levels and also comprising a nine level podium of 10,000m² PCA grade A commercial tenancy floor space. This floor space was leased in 2024 to RMIT for 15 years. The Scape-RMIT partnership is a world first between a PBSA provider and university offering a unique live and learn opportunity.
In student accommodation, electricity for heating and cooling typically accounts for a significant portion of the electricity bill, often around 50%. With a dedicated ESG department, Scape had a goal to minimise energy usage, water usage, waste, and gas consumption.
SCSA was engaged to provide comprehensive building optimisation services. We developed an integrated building automation solution to address the building’s energy and sustainability goals.
Range Set Point Implementation: Optimised temperature control for efficiency.
Seasonal Set Point Adjustments: Tailored settings for different seasons to maximise energy savings.
Deadband Operation: Reduced energy consumption by maintaining a controlled temperature range.
Water Usage Alarms: Set up alarms for unusual water usage to detect and address inefficiencies quickly.
Impact on Occupant Comfort: These measures were implemented with negligible impact on occupant comfort.
